How the sums work

On capital repayment, each monthly payment covers that month's interest plus a slice of the loan itself, so by the end of the term the debt is fully cleared. On interest only, the monthly payment covers just the interest, so it's lower, but the full loan is still owed at the end of the term and you'll need a credible plan to repay it, such as selling the property or refinancing.

These figures are indicative and exclude arrangement fees, valuation and legal costs, which on commercial deals can be significant.
